LEASE RENEWAL INSPECTION (OWNER CONDITION REPORT)

This report is a complete overview of the property to reflect over all condition of property.

As LICENSED HOME INSPECTORS we use our background in insurance inspections and in real estate to access the properties over all condition.

During the inspection we follow strict INSURANCE UNDERWRITER guidelines to determine if the 4-point items are passing. We are Home Inspectors not maintenance, we look for how the issue started and how it may be resolved. We do not repair items or issues.

We provide a third-party inspection for the owner or lease management company of the rental once a tenant/renter has vacated the property or is signing a new lease. The property owner may contact us for a random condition report to verify condition or to verify repairs have been made.

  • Exterior: All aspects the exterior property will be photographed to include features and usable structures, like pools, grills, sitting area, parking, trash and other equipment.
  • Interior: All rooms get a full detail of photographs to reflect over all condition of each room. From flooring to the door hardware, we cover the entire room top to bottom. This includes the garage bd useable property items.
  • Kitchen: Inspect all appliances to ensure they are in good working condition and met the standards of the contract. Report any marks, damaged or concerns of items in area.
  • Laundry: (if applicable) Washer and dryer may be provided and should be cleaned and sanitized prior to each tenant use. Inspect appliances to ensure they are in good working condition and met the standards of the contract. Report any marks, damaged or concerns of items in area.
  • Bathroom: Inspect all fixtures to ensure they are in good working condition and met the standards of the contract. Report any marks, damaged or concerns of items in area.
  • Bedroom: Inspect all items to ensure they are in good working condition and met the standards of the contract. Report any marks, damaged or concerns of items in area.
  • Roof: Overall condition of roof and condition to note any damages or concerns.
  • Electric: Verify panel type and report if two prong outlets are visible and present to note cloth wire type.
  • Plumbing: Noted plumbing material type and condition, note concerns.
  • HVAC: Document condition, Brand, and check filter status and size.

*We don’t not hook up and check freon levels.

We inspect for damages, pets, use of items not described in contract. Our inspection can go to lease agreement for deposit/fees disputes.
